New construction means starting close to scratch

Wesley Chapel is the newest large market we serve, and that shapes the work. Most homes here closed within the last several years with a builder landscape package that covered the minimum: sod, a narrow bed across the front, and a handful of small shrubs. It passes inspection. It does not make the house look like anything.

The upside is that you are not undoing someone else’s decisions. On a Wesley Chapel lot we are usually working with a blank slate, which means the plan can be designed properly from the start rather than worked around existing mistakes.

Builder fill, full sun, and HOA standards

The soil under most Wesley Chapel lots is graded construction fill, compacted by equipment during the build. It holds very little organic matter and roots struggle to penetrate it. Anything planted straight into that without amending the backfill and breaking up the sidewalls of the hole will underperform, and the decline is slow enough that people rarely connect it back to planting day.

These lots are open and sunny with young trees, which is close to ideal for Floratam St. Augustine. It will be the right choice for years. Eventually the canopy will fill in and some of these yards will need a shade-tolerant variety, but that is a decade out for most of the newer neighborhoods.
