Standing water is a grade problem before it is a drainage problem

Before any drainage contractor sells you a drain, someone should look at grade. We do that first. A surprising number of standing water problems in this area are caused by soil built up against the foundation over years of mulch top-dressing, or by a builder grade that was never right to begin with. In those cases regrading solves it, and installing a drain would have been an expensive way to treat a symptom.

When a drain genuinely is the answer, the details decide whether it works. A French drain needs consistent fall along its entire run and it needs somewhere legitimate to discharge. A drain that runs level, or that dead-ends into a gravel pit in saturated soil, does nothing during exactly the storm you installed it for. We shoot grade, calculate fall, and identify a real outlet before we dig.

Florida makes this harder than most places. Flat lots mean very little natural fall to work with. High water tables in low-lying areas near the coast mean a dry well can be sitting in groundwater half the year. Those constraints are real and they shape what will actually work on your property.

Why Florida Yards Flood: Flat Lots and High Water Tables

Along the coast in Port Richey, Hudson, and New Port Richey, the water table sits high and a lot of properties are in or near flood zones. A dry well in that soil can be underwater during the wet season, which makes it useless when you need it. Those properties usually need a surface solution and a real outlet rather than an infiltration system.

Inland in Land O’ Lakes and Odessa the issue is often a hardpan layer under the sand. Water moves down a few inches, hits it, and then sits. That situation responds well to a French drain because you are moving water sideways rather than trying to push it down.

Newer construction in Trinity and Wesley Chapel introduces a different problem: builder grading designed to move water to a retention pond, which works fine until landscaping, a pool deck, or a fence changes the flow path. Those are usually solvable with targeted regrading and a short drain run rather than a large system.

One thing worth being direct about: you cannot simply discharge collected water onto a neighboring property. Where the water is legally allowed to go is part of the design, and we sort that out before we dig rather than creating a dispute for you.

French Drain

Perforated pipe in washed gravel wrapped in filter fabric, sloped to an outlet. The workhorse for a yard that holds water across a broad area.

Catch Basin

A grated collection box set at the low point, tied into pipe. Handles concentrated water fast, like the corner where two roof slopes meet.

Dry Well

Buried chamber that holds water and lets it infiltrate slowly. Effective inland where soil drains and the water table is low. Poor choice in coastal low-lying areas.

Downspout Extension

The cheapest fix and often overlooked. Getting roof water piped away from the foundation instead of dumping it at the corner solves more problems than people expect.

Regrading

Reshaping the surface so water runs where you want it. Sometimes the entire solution, and always worth checking before spending money on pipe.

Dry Creek Bed

A rock channel that moves surface water and looks intentional doing it. Works as drainage and as a design feature at the same time.

Trench, gravel, perforated pipe, filter fabric, basins tied in, then backfill and restore sod so the yard looks untouched.

Why does my yard hold water after every rain?

Usually one of four things: not enough grade to move water off, a hardpan layer stopping downward flow, roof water dumping in one spot, or soil built up so the yard is lower than its surroundings. The evaluation identifies which.

How deep does a French drain need to be?

Typically 18 to 24 inches, but depth matters less than consistent fall along the run and a real outlet at the end. A shallow drain with proper fall outperforms a deep one that runs level.

Will a French drain fix water in my pool cage or lanai?

Often yes, if the water is surface runoff arriving from the yard. If it is coming up through the slab, that is a different problem and a drain will not solve it. We will tell you which one you have.

How long does drainage work take?

Most residential jobs are one to two days. Larger systems with multiple basins and long runs can go to three. Sod restoration over the trench happens the same visit.
