Water is the recurring problem out here

Land O’ Lakes covers a lot of ground and a lot of soil types. Toward the lakes you get sandhill conditions that drain almost too fast. In the flatwoods areas you frequently hit a hardpan layer a foot or two down, and that layer is why so many yards here pool water after a heavy rain even though the top few inches are pure sand.

That distinction matters because the two situations call for opposite solutions. Fast-draining sandhill needs organic amendment and plants that tolerate drought. Hardpan needs water moved sideways, which is what a French drain actually does well.

Hardpan, lakefront lots, and mixed-age neighborhoods

When water sits in a Land O’ Lakes yard, the cause is often a compacted or naturally cemented layer under the sand. Water moves down a few inches, hits it, and stops. A dry well is close to useless in that situation because there is nowhere for the water to infiltrate to. A French drain sloped to a real outlet is the approach that works.

Lakefront properties bring their own considerations around shoreline plantings and how close you can work to the water. Where a project touches a shoreline we sort out what is allowed before we start rather than after.

The housing stock here is mixed. Lake Padgett Estates and the older neighborhoods have established landscapes and real tree cover, while Connerton and Wilderness Lake Preserve are newer with builder-grade landscaping and full-sun lots. Those are genuinely different projects and we price them differently.
