Trinity is mostly newer construction, and that changes the job
Trinity went up fast and it went up on graded fill. Under a lot of these lots is compacted material with very little organic content, which is a different planting problem than an older established yard has. Roots hit that compacted layer and stop, so anything dropped straight into it without amendment struggles by the second summer.
The other thing about newer construction is that the builder landscape package was designed to pass final inspection, not to look good in year five. Usually that means a thin bed line, a handful of undersized shrubs, and sod right up to the foundation. Most of the work we do in Trinity is replacing that with something that actually suits the house.
HOA review and drainage in Trinity
Nearly every Trinity community has an architectural review process for anything visible from the street. Champions Club, Heritage Springs, Fox Wood, and Thousand Oaks East each handle it a little differently, and boards care most about bed layout, plant height at maturity, and hardscape color. We build the plan in a form you can actually submit rather than making you describe the project in a paragraph on a form.
Drainage here is usually about builder grading. These neighborhoods were graded to move water toward retention ponds, and that works until a pool deck, a fence, or a new bed changes the flow path. When water starts sitting in a Trinity backyard it is more often a regrading problem than a pipe problem, and we would rather tell you that than sell you a drain you do not need.
Sun exposure is the third factor. Most Trinity lots are open with young trees and no real canopy yet, which is ideal for Floratam St. Augustine. That will change as the trees fill in, and in ten years some of these yards will need a shade-tolerant variety instead.
